Buying a home is a big step for many people. It’s a goal that some have to work towards for many years. As you’re waiting till you’re ready to buy a house, here are some things you should be working toward.

For at least one year before you start looking for homes and applying for a mortgage, be sure that you’re keeping your credit clean. If you don’t have credit, getting one credit card that you use but keep paid off every month is a great way to show consistent good credit. Also, be sure that all other debts are paid on time and if possible, get all other debts paid off.

Decide What You Want

While you’re waiting to buy your first home, decide on what features you want the most. Make a list of items with three columns: essential items (you will not even consider if it doesn’t have these items), preferred items, and would-be-nice-to-have items. This will be a big help to your real estate agent when finding houses for you to look at. By creating the list over time you’ll be able to add or change things as your preferences change. Remember, it’s not worth buying a place you’ll stay at for only a couple years, so be sure your preferences reflect the type of house you’ll want to live in 10 years down the road.

In many cases, the cost of rent and utilities is less than a comparable home if you owned it. For example, if you rent, what you pay often covers water, sewer, and garbage pickup. You don’t have to upkeep the place (i.e. fixing and repairing items) or take care of the lawn or garden. You also don’t pay property taxes or for insurance.
